Commercial Property Solutions

Complex Real Estate. Coordinated Solutions.

For independent hotel owners, family-owned commercial real estate groups, and private investors who want principal-level attention on capital, renovation, and strategy, with execution coordinated under one plan.

Where we help

Improve Performance. Execute the Capital Plan.

Commercial decisions turn on the same interlocking questions as residential ones (capital, construction, value, and timing), with more at stake on each.

  1. 01

    Capital improvement feasibility

Which improvements are likely to justify their cost in revenue, value, or risk reduction.

  2. 02

    Construction budgeting

Disciplined preconstruction budgets that stand up to lender and partner scrutiny.

  3. 03

    Hospitality renovations

Guest room, public area, and systems programs, planned around operations.

  4. 04

    Refinance & debt maturity analysis

Refinance, extend, recapitalize, or sell, evaluated well ahead of the date.

  5. 05

    Investment & disposition strategy

Hold, reposition, or exit, with the economics of each laid out.

  6. 06

    Property repositioning

Alternative uses, operating strategies, and capital plans for underperforming assets.

Our focus

Independent Assets. Principal Attention.

We focus on independent and family-owned properties: boutique hotels, smaller multifamily, retail, and mixed-use, where owners want direct access to the people doing the analysis and coordinating the work.

Capital improvements are executed through Varsity Construction Group, subject to applicable licensing. Brokerage is provided by appropriately licensed real estate brokerages. Financing is arranged through appropriately licensed lenders and loan professionals.

Questions

Common Questions.

We have a loan maturing within the year. When should we start?

As early as possible. A maturity review compares refinancing, extension, recapitalization, repositioning, and sale while every option is still open.

Can renovation be planned around ongoing operations?

Phasing around operations is a core part of planning any hospitality or occupied commercial program, and it is reflected in the budget and schedule from the start.

Do you work with our existing lender, broker, or contractor?

Yes. We coordinate with your existing advisors, and you are never obligated to use an affiliated provider.

Is this confidential?

Yes. Initial conversations and materials you share are treated as confidential. We are glad to sign a mutual NDA where appropriate.
